This post is a little more personal - it's not about market conditions, forecasts, or tips for running financials on a purchase. It's about what makes a house a home, and why I love my job. The note above is one I sent out recently to a sweet family (buyers) I've been working with. There is history behind the coffee theme, as they are a close-knit family and room for a pretty coffee station was something she was dreaming of. As we toured home-after-home so they could get a feel for the market and what their current savings would afford them, it was a joy to see how they care for each other and how much being "homeowners" meant to all of them. This sweet family has worked incredibly hard to save a little nest egg, and part of my job as a Realtor is to help them make sure it's nurtured, protected, and can continue to grow. Which in this case meant being patient, listening, hearing their dreams, and ultimately being the little voice that validated them, "You have a HOME wherever your family is together, it's ok to wait on buying one so that you can get what you really want!" We'll still keep an eye on the market casually, but for now it's a time for continued saving, dreaming, and planning. That's all part of the journey towards home ownership and it's an incredible privileged to be along with them for the ride! "Home" is wherever you can snuggle up and share a warm cup of coffee with your loved ones...you can have a home filled with love wherever you go, whether renting or buying. This is the heart of what I do. I help people find homes not just houses. And that looks different for every family. When I help someone get into a home they own, we are setting them up on a journey. And my responsibility to my Buyer Clients is to help them make sure the path we choose is one of success, financial security, equity growth, and joy for their family. Home ownership can have incredible financial benefits and it is my hope for everyone at the appropriate time in their journey! But now and then my best service to my clients is in helping them not buy a house. To encourage them to wait, to save, to not rush, to know that I will be with them every step of the way to home ownership...regardless of how long that takes. Because when we sit down at the closing table together I want that moment to be joyful. When you make your mortgage payments I want you to be happy knowing how much equity you are putting away. When you have a repair, to feel confident that you are caring for a home that is caring for you back. You don't need deep analysis of the housing market right now to come to the accurate conclusion that sellers are banking! We're at an all-time low for inventory still (in mid February) with a backlog of buyers looking for somewhere to call home.
Are we the new California, destined to rise like Icarus? Only time will tell for sure, but at the moment there is nothing to indicate the Denver Metro real estate market is going anywhere but up this quarter.

It's almost perfect for a flip, but just a hair too thin on the margins. It's PERFECT though for a homeowner who loves the neighborhood, large square footage, lovely floorplan and is willing to do a few simple, cosmetic updates...easiest sweat equity (aka weekend honey-do projects) I've seen in a while. It's perfectly livable as-is so move in and work on projects as you have time! You'll have a house the neighbors will be drooling over, and have paid way less than the competition (which is hard to do right now!) Message if you want details or to go see it!
Of all the housing trends you'd expect to see in this skyrocketing Denver Metro housing market, increased foreclosures is certainly not one of them. So why are foreclosure rates up despite the fact that the vast majority of homeowners are sitting on piles of cash in the form of equity?
They shouldn't be. Covid has wrecked havoc on folks lives, finances, and job stability. Even so, there are many options for homeowners who are struggling with Covid related job insecurities...and many options between "my mortgage payment is getting really stressful" and a foreclosure notice. So.Many.Options. If you know anyone who is struggling, reach out. Please. This is a time when we can come together as a community and help each other. So many who are struggling financially might feel overwhelmed, embarrassed about asking "what are my options". With rare exception, "FORECLOSURE" is not a word most homeowners need to hear. There are options, and the sooner you seek them out the better! Wishing all my neighbors in the greater Denver Metro area a peaceful, secure 2021 with a home that brings them joy and not stress. "Well, now you'll be that much more prepared for becoming one." Teach them young the value of sweat equity! (yes, this is one of mine) Economists, housing professionals, investors, and homeowners alike have all been rubbing their crystal balls in hopes of seeing what the coming year will bring in terms of housing prices.
The most frequent question I get is "Do you think home prices are going to go down this year?" Buyers and sellers have been asking that for years now, and the only accurate answer is to supply data about historical trends, market forces, and current numbers. I know, boring. And also not the answer you wanted to hear. Let me try again... DENVER IS HOT, HOT, HOT AND WE ARE NOT GOING ANYWHERE! That feels better, doesn't it! Actually, while a bit dramatic, that statement isn't entirely without data to support it. And I'll tell you why, in my professional opinion, the Denver Metro housing market (regardless of ups or downs) will continue to stay stronger than the national average: Lack of inventory + a diverse economy Brilliant, I know. Sometimes the obvious answer is the right one...and in our case, simple economics wins out again. For better or worse, the Denver housing market has seen an incredible surge in population. We live in a world-class destination with a booming and diverse economy, which is easily able to support (and encourage) yet more migration to the mile high city and its suburbs. And with a dramatic rise in people working from home, everyone needs a place to nest (and take zoom calls for work). We have started January 2021 with a historic low number of properties available for purchase, and a flood of buyers scrambling to snatch them up. As long as we have more buyers looking for homes than we have homes to sell them, we're going to see the housing market stay strong regardless of other factors. We will always have our market ups and downs. Like the tide, the housing market is a sine wave we cannot stop and shouldn't be surprised by. Learning to surf that wave like a pro though will result in not only looking incredibly cool, but will help you ensure your housing investment is just that...a true investment which has both value in use as well as long term financial stability and return. Have you been looking for a great bargain or hoping the market would soften before upgrading into your next home? It might be time to give up the hope of a great housing crash and start looking for creative ways to find that stellar deal on your next home...because there are creative ways, and yes, you can still buy a house at a fair price. Homeowners, this is a cautionary tale for you as well...you don't want your listing to be the one investors come to because it's under marketed. And it happens! I sold two homes last year which languished in our "incredibly hot market" for weeks; just because it's listed for sale does not mean you are going to get top dollar. Re-listing the right way we got those homes sold immediately, and netted the sellers tens of thousands more in profit. Yep, netted. That means professional services and all costs accounted for, they still took home more money when they engaged a professional to get the job done right. For those who like to watch the stats:
