Whether it’s your first home or you’re an experienced buyer, purchasing a home is a complex process...but it doesn't have to be a stressful one.

There is a feeling you get when you walk into the perfect home. You start imagining dinner with friends, drinks on the porch, and where your favorite TV chair will go.
Sometimes the right one comes along quickly, other times it takes serious digging. Either way, I'll be with you through every step of the process...pouring over listings to vet contenders, keeping track of the micro-markets and fluxes in value, negotiating deals, managing contracts and schedules, ensuring you feel confident and knowledgeable, and making sure we find you the perfect home at the perfect price.

How much does it cost to have a broker help me as a buyer?

That depends on who you are working with, but from where I'm sitting buyer-broker services are always FREE to my buyers. My commissions are built into the listing side of the transaction and I eat any additional transaction or document storage fees out of those set commissions. There aren't many things in life that are genuinely free, but working together to find you the perfect home really is!

Can I get a better deal on a house if I work with the listing agent directly?

Commissions are set prior to a property going live on the market. Whether you work with the listing agent or your own Buyers Agent to purchase the home, the home owners/sellers will still be obligated to pay whatever the negotiated commissions were in their listing agreement. It's important to understand that the listing agent typically has a client agreement with the home owner, which means they have been privy to confidential information and are legally bound to serve their client's (the homeowners) best interest. If you choose to work directly with the listing agent to purchase the home, you should make sure to read the Definitions of Working Relationships required disclosure very carefully, fully understand their roll in the transaction, and be careful not to disclose any confidential information that could effect negotiations or the purchase of the home.

What does a Buyer's Agent do and why do I need one?

In a legal transaction with as many moving parts and long term consequences as a home purchase, it's important to have dedicated representation who is legally bound to serve only your best interest in the deal...that is what a Buyer's Agent (also known as a Buyer's Broker) does for you.

Beyond the fun of looking at houses, a Buyer's Agent has a deeper responsibility to their client to serve their needs above all else throughout the transaction and make sure they are protected and represented. You have someone in your court who knows not only what you really want in a home and can work with you to make it happen, but who will look out for you, go to bat for you, catch things that could impact your purchase, and make sure you are protected.

What should I expect from my Buyer's Agent?

The first step in working together is a conversation about what you are looking for: your timeline, financing, and all the "wish list" items that will form the framework for our search. Past that, just add my cell phone to your speed dial and I'm at your disposal! See a house on Zillow you want more info on? Just shoot me a text. Did your neighbor's house go up on the market and you want to check it out? Let me know what time.

Where can I search for properties and easily send them to you?

Feel free to use any platform you are comfortable with to browse properties for sale. Text, share, or email them to me and I can easily get you more information or set up a showing.

For more active searches I can provide you with interactive reports (push, daily, or weekly) so you can get to-the-minute MLS data at your fingertips without having to wait for it to populate across the various syndicated platforms.
