Almost weekly I hear someone say “top agents KNOW that you should price at a nice, round number to catch buyers searching both above and below that price!” It’s not a bad hypothesis; it sounds reasonable, but the sparse data we have leans gently in a different direction. There are two issues with the “round model” pricing frequently touted as best standard of practice when pricing your home for sale:
